Repairs vs. Replacement: How to Know What’s Right for Your Home

One of the biggest questions homeowners face when dealing with a roofing issue is: Should I repair or replace my roof?

We get it—no one wants to spend $15,000 to $20,000 on a new roof if they don’t absolutely have to. That’s why we want to walk you through a few key factors to help you decide when a roof repair makes sense—and when it might be time to invest in a full replacement.

So let’s dive in.

When Can You Repair a Roof Instead of Replacing It?

Whether a repair is feasible depends on three main factors:

  1. The age of the roof

  2. The type of roof

  3. Your future plans for the home

1. Age of the Roof

If you have an asphalt shingle roof, it typically lasts 30 to 40 years. Once it’s past the 25-year mark, it’s generally approaching the end of its lifespan. So, if your roof is over 25 years old and you’re experiencing issues like missing shingles or leaks, you may want to consider replacement over repair—it’ll likely save you money long term.

However, if your roof is under 20 years old, a repair is much more likely to be effective and cost-efficient.

2. Cost of Repairs

Shingle roof repairs can range in price depending on the extent of the damage. Here’s a quick breakdown:

  • Minor repairs (leak diagnosis, replacing a few shingles, fixing a pipe boot):
    Around $500–$600

  • Average repairs (larger areas of damage, multiple problem points):
    Typically $800–$1,200

These prices include materials (shingles, flashing, underlayment, fasteners), labor, and other business costs like insurance. While repairs are usually much cheaper than a replacement, they may not be the best long-term solution depending on your situation.

3. Your Long-Term Plans

Are you planning to stay in your home for the long haul, or are you thinking of selling in the next few years?

If you’re planning to move in a year or two and your roof is borderline (say, 25 years old), a well-done repair might be enough to get you through until the sale.

But if this is your forever home, it may be smarter to replace the roof now rather than spending money on repairs that only buy you a couple more years—and then paying even more for a replacement down the road.
